Just reduced: Five unit building in Toronto

We had listed a property on the Bloor subway line last month that has managed to stay without getting sold.  The seller is very motivated to sell the building and asked us to reduce the price from $3,688,888 to $3,398,888 which is a massive reduction of $290,000.

The property is now priced at a healthy 4.4% cap rate and generating a net operating income over close to $150,000 per year.  There’s also room to increase the net operating income by another $17,000 before the end of the year.

New Release – Icona South

I had blogged about Icona Condos in January and explained why I thought it was a great investment opportunity for any hands off investors.  As predicted, the 1170 units were sold within days of the release and our brokerage was able to secure many units for our clients.

In light of the success our brokerage had, we are given the opportunity to sell off the last building which is a small boutique tower above the hotel that will be built to the south of the building.  There are only 300 units available in this tower and it will feature a beautiful hotel lobby and access to the condos.
