6 out of 10 landlord applications are about rent

Nearly 6 in 10 landlord applications to Ontario’s LTB this year weren’t about damage, harassment, or bad behaviour. They were L1 filings — unpaid rent. 20,162 of 34,422 landlord applications, 58.6%.

For investors, that’s the real underwriting signal: arrears exposure isn’t the exception in a multifamily portfolio, it’s the base case you build reserves around.

“Rents rose three months in a row” and “rents have fallen for 21 straight months” sound like

“Rents rose three months in a row” and “rents have fallen for 21 straight months” sound like they can’t both be true. They are — and understanding why is a genuinely useful skill for reading any market report.

Month-over-month tracks the most recent trend. Year-over-year compares to twelve months ago. Rents crashed hard through 2024 into 2025 — so even as monthly numbers improve now, the annual comparison is still catching up to a much higher starting point from a year back.

The number to watch: Toronto’s annual rent decline has narrowed to just 1.9%, per Rentals.ca/Urbanation — the smallest gap in this entire 29-month stretch. If monthly gains keep compounding, that flips positive. That’s what a market bottom looks like in the data before it’s obvious anywhere else.

Transaction Announcement: Successful Sale of Industrial Property in Brampton, Ontario

We are excited to announce the successful sale of an industrial property at 2500 Williams Parkway Unit 46 & 47 in Brampton, Ontario. This transaction marks a significant milestone, and we are thrilled to share the details of this journey with you.

In June 2023, we were approached by the owners of the industrial property to assist them in selling their assets. Upon our initial visit and thorough review, we strategized on the best approach to market the property. Despite challenges in the market with rising interest rates and hesitant buyers, we embarked on an extensive marketing campaign, investing thousands of dollars to present the property to potential buyers.

Despite facing setbacks, including three failed attempts due to financing issues with previous buyers, our perseverance and dedication never wavered. After several meetings and thorough due diligence, we identified the property as an ideal location for their commercial bakery operations.

We guided Baker’s Jerk House through the due diligence process, addressing lender, environmental, and zoning inquiries, and are delighted to announce that the property has now closed. It will soon serve as the backbone for the restaurant’s expanding operations.

In today’s video, we also talked about how to find out what the zoning is for a particular property.  This can help you quickly find out if a property that you’re looking at has an allowable use that you’re purchasing it for.  It’s a great new tool introduced by the City of Toronto to look up properties.  I hope other municipalities will follow suit and will have something similar available for the public.
